University of Miami Utility Plant 3 — Chilled Water Plant Modernization

Phased modernization of an operating campus chilled water plant — without interrupting campus cooling.

Project overview

Centrifugal chiller and piping inside a campus chilled water plant

Our key personnel served as lead electrical and mechanical designers for the Utility Plant 3 chiller replacement (performed while at another firm). The work included a new 2000 A switchboard, MCCs replaced with distribution panels and variable frequency drives, utility coordination for new transformers and medium-voltage service modifications, cooling tower replacement, and chiller capacity expansion with chillers up to 600 tons.

Continuous campus cooling was required throughout. The existing 1200 A switchboard was demolished in sections so mechanical circuits could be relocated progressively. During the field survey, the team found a previously unknown circuit breaker that made a temporary air-cooled chiller possible — allowing the upgrade to proceed faster, at lower cost, and without disruption. The survey also eliminated a planned architectural expansion from the scope.

Highlights

  • New 2000 A switchboard and VFDs
  • Medium-voltage service coordination with FPL
  • Chillers up to 600 tons in a live plant
  • Field discovery saved cost and schedule
  • Completed on schedule with no change orders
